Building a custom home in San Antonio is an exciting and rewarding experience.  Rhino Design Build has many floor plans to choose from or, if you have your own floor plan, we can work from those drawings.  The process begins with no cost consultation (preferably at the lot where the house will be built).  We assess our clients individual needs as well as family functionality.  Listening first is a key element in determining floor plan design, home size and budget.  Determining a budget in the beginning can save you a lot of wasted time during the design phase if you already know a ball park of your construction budget. The first stage begins with careful lot analysis, topography inspections and sometimes a tree survey.  This is key in designing the home around the existing contours and landscape of the land.  Tree preservation  plays a very important role in this stage.  A tree survey should be considered if you have a big lot with lots of trees.  Next, CAD drawing are designed and the first floor plans and elevations of your custom home are produced.  Communication with the client is a must.  After the floor plan has been finalized , a building material list is generated.  We are now able to put a budget together based on material selections (ceiling height, cabinets, counter tops, flooring, paint, roofing, stucco, brick, etc.)  Building specification are produced based the materials that have been chosen for your new custom home.   Depending on where you live, Impact Fees will need to taken into account.  Water and Sewer Impact fees need added into your budget as well as determining if City water or a well will need to included.  City sewer or a septic system will also need to explored to determine the cost.  Getting power to the new house is also a major factor.  Will the electrical be buried underground or go overhead on a power line?  Once the final budget has been established , we are ready to submit all documents and paperwork to the lender.  Once the loan is approved, we apply for a building permit. Site excavation and foundation work begins.  The structure of the house now starts will all walls  built and roofing material installed.  Plan on a few things to not go as planned during he construction of your home.   We lose days to weather, material  shortages and labor delays.  Knowing what to expect ahead of time, will certainly save you lots of headaches and keep you informed while building your new custom home.  Electrical, plumbing, HVAC, insulation and drywall contractors are next.  At this stage, you will begin to get a feel for what all the rooms will feel like now that all walls are sheet-rocked.  This is where lots of clients sometimes change their mind and when change orders can come into play.  The living room you thought was plenty big enough, now seems too small.  What do you do?  Well, you can make changes within the foot print of your homes foundation, but you will need an experienced and creative builder to make sure the flow of the floor plan stays intact.  Now that the shell of the home is complete, it is time for stucco, brick or hardi plank to be installed.  Painters come in next and begin to spray texture on all walls and ceiling, followed by the first of two coats of paint.  Cabinets, Counter tops, Plumbing Fixtures, Electrical Fixtures, Flooring (tile or wood flooring), Finish Carpenters now follow.  Your home is nearing the final stages of construction.  Sidewalks, driveways and landscaping are next.  Final walk through and punch list items are next as we get ready to hand you the keys to your new Rhino Built Home!
